Wakes Construction Ltd were successful in winning a competitive tender process for an extenstion and refurbishment works of Rusthall House. 

The works consisted of the demolition of an existing timber garden room to the rear of the property and replacement larger brick and stone-work conservatory to incorporate the new open space main kitchen area of the revised house layout. This new layout allowed full advantage of the beautiful views of the 53 acre estate grounds to be appreciated by anyone standing within the kitchen looking out through the new eight meter wide bi-folding door set. The transformation of this existing drawing room and old timber garden room has been a great change of purpose. The works included stripping out of the existing timber decayed floor and replacement with a pre-stressed concrete floor system.

Upon completion of the new main kitchen the existing kitchen was re-modelled and transformed into a new family living space. All new finishes to include plastering, decorating and floors. Installation of a new flue and gas effect wood burner.

Extensive refurbishment was carried out to the basement level to consist of transforming 4 areas into various applications. A staff kitchen quarters, gymnasium area with Sauna, Office and Laundry room. The existing basement structure was subject to specialist water proof tanking works and mechanical and electrical works. Transforming existing bare brickwork to a valuable habitable living space.

Further works to the house included a full existing roof strip of the property and replacement roof covering, refurbishment of the main tower including a full new bespoke timber window set and internal decorations.

Exterior decoration to all windows and external areas transforming the external appearance of the property.

The balcony which serves the master bedroom of the house was completely re-built extending out over the new conservatory roof which was complimented with a large glass sky-light and frameless glass balustrading and stone capping.
